Safety FirstDo not show the property alone. Violent criminals have been known to seek out un-suspecting homeowners for rebbery or worse. Always have a friend or family member with you who can remain in another part of the property close to an exit or in the car if the property is vacant. This makes for easy escape and contact with the proper authorities. In addition, never show your property after dark.
Qualify Your ProspectsAny potential buyer for your property should first be directed to a competent mortgage lender for qualification. If a "buyer" is un-willing to speak to a lender prior to seeing your house, chances are they can't qualify or would be difficult during the negotiating process. DO NOT SHOW YOUR HOUSE TO UN-QUALIFIED PEOPLE!
Stay Out Of The WayEvery For Sale By Owner should learn how to effectively show his or her property. Many times the owner feels it necessary to follow a buyer around and point out many of the (albeit obvious) features. Most people have an idea what most rooms of a house might look like.
Let your prospect view the property at a pace that makes them feel comfortable. Provide a highlight sheet about the house and leave the buyer to go through the property alone. Stay out of the prospects way. When a buying prospect needs additional information, rest assured they ask questions. Try not to offer un-requested information about the house or surrounding area.
Do not over emphasize certain features of the property. Things such as a large lot, pool or extra insulation might not be as important to a buyer prospect as they are to you. If you mention something too often or over sell a feature, buyers view you as being more motivated than you might be and subsequently offer a lower price.
Don't Jeopardize Your PositionMany times buying prospects will use idle conversation to explore your motivation for selling. During this "conversation" try to avoid the topics of why, when where and how soon you are moving. The content of these discussions can often come back to haunt you. When in doubt or if you feel the least bi un-comfortable, just explain to the prospect that you would "Rather not discuss it." This is a sign to the buying prospect to back-off this topic and on to something more specific to the property it self.
